We have lived in this home since 2019 and it has been a very comfortable and peaceful place for our family. The house is located in a quiet residential area on the edge of Aberdeen city, surrounded mainly by long-term and retired neighbours. It is the kind of neighbourhood where people look out for one another — if you accidentally leave your door open, a neighbour will often knock to let you know or close it for you. That sense of safety and community is something we have always valued while living here.

The location is convenient while still feeling calm and residential. Public transport is very close by, with Bus 23 providing a direct route to Aberdeen city centre and Bus 14 connecting to Kingswells. Everyday essentials are also within easy walking distance, including Tesco Superstore, a local post office, and Dobbies Garden Centre, all roughly five minutes away on foot.

For outdoor space and walking, Den of Maidencraig Nature Reserve is only about a three-minute walk from the house. It is a beautiful natural area that many local residents enjoy throughout the year. Woodend Hospital is also located nearby — only a short walk away, although thankfully we have not needed to visit.

For families, there are several well-known schools within a short distance of the property. Holy Family R.C. School, Hazlehead Primary School, Kingsford School, and Fernielea School are all located roughly one to two miles from the house, making school travel convenient.

Overall, the house sits in a location that balances peaceful living, green surroundings, and everyday convenience. It has been a wonderful home for us, and the only reason we are selling is because we are planning to relocate to Edinburgh.

This home has been carefully maintained since we purchased it in 2019. We have always taken pride in keeping the property clean, well looked after, and comfortable.

Within the last year we replaced both the bathroom and washroom using high-quality fittings, and the house has also been freshly painted. The kitchen is modern and practical, with integrated fridge freezer, oven/grill, dishwasher, washing machine and dryer.

All three bedrooms are generously sized, which is something that is becoming harder to find in both older and newer developments. There is also excellent storage throughout the property, along with a separate office/study room, which has been very useful for working from home.

The property benefits from low-maintenance gardens at both the front and rear, making them easy to manage while still providing outdoor space. The rear garden also includes a garden shed for storing tools or equipment. Refuse bins are stored conveniently in the shared area between this property and number 24.

Running costs have also been reasonable. We currently have 900 Mbps fibre broadband, and our average utility bills have typically been around £60–£70 per month, with heating used a few times a day during colder months.

On a more personal note, when we first discussed selling the house, my wife said:"I feel sad to let this house go. I have so much attachment and love for this home." She spends much of her spare time keeping the house clean and caring for plants, so the property has always been kept in excellent condition.We truly believe this will be a lovely home for the next family who lives here.
